In 2023, we helped a group of local investors acquire 5801 Yellowstone Road in Cheyenne. The property was an excellent investment with two established tenants, providing strong income and long-term stability.

Fast forward to this year, when one of those tenants made the decision to relocate. At the same time, Bailey Wheeler was working with a long-time client whose growing sleep center had outgrown its existing facility. Rather than simply searching for available listings, Bailey Wheeler, Rob Graham, and Ben Trautwein connected the dots.

The sleep center purchased 5801 Yellowstone Road, gaining room to expand while continuing to receive rental income from the neighboring medical tenant during renovations. To complete the transition, our team also sold the sleep center's previous building at 4100 Laramie Street, negotiating a leaseback so the practice could keep operating without interruption while its new facility was being remodeled.

This wasn't just a real estate transaction. It was a strategy.
